This project involved the conversion of a series of listed barns in addition to the rebuilding of a dilapidated farm house. A+K were appointed by a private domestic client who was managing the project himself and required an architect to consult and advise on the design.

The site was located within green belt land and the existing structures were listed so A+K were involved in extensive consultation with the Local Authority, English Heritage, The Barn Owl Trust, The Bat Protection group and the Forestry Group to name but a few. 

As the site was also within close proximity to Watling Street, a site of specific archeological interest; co-ordination with archaeological groups was also necessary in addition to the requirement of a full archeoligical survey.

A+K recieved planning approvals for the full restoration of the 5 bay 18th century barn using green oak and traditional dowel fixings to accomodate a domestic leisure complex housing swimming pool, gymnasium and ancillary accomodation.

The existing farmhouse was in such a dilapidated state that this had to be completely rebuilt, creating an additional basement level to house a private games room with a further ground, first and second floor structure above.   The planning department refused to allow the existing listed barn to be visually connected to the new farm house. A+K overcame this by incorporating an underground tunnel directly between the new farmhouse at basement level to the restored barn. The scheme included strategic landscape design to encourage the existing wildlife and this was incorporated together with owl boxes and a bat loft. The project was completed in 2005.
